Those making a move or considering a first home in the San Fernando Valley would do well to look into the real estate market in Panorama City. Originally planned for returning G.I.s after World War II, this community has exceeded the first developer’s dreams and is in process of revitalization to suit the growth. This makes it an excellent place to invest, especially for first-time buyers or those looking to flip a home for profit. Relative to surrounding communities many of the homes are very affordable and the area has great potential.

Although the name suggests otherwise, Panorama City CA is actually an unincorporated neighborhood within the City of Los Angeles. Located just north of Van Nuys, a hub for administration in the LA area, it makes it a good short commute for municipal employees. Besides Van Nuys, it is surrounded directly by the communities of North Hills and Northridge (to the west), Mission Hills (to the north), and Sun Valley (to the east).  

Important locations nearby include Hollywood and Studio City, which are a bit further south, and Pasadena, which is about 20 miles east via the San Diego and Ventura Freeways. The community has easy access to several major highways and to the Van Nuys Metrolink station. Recreational opportunities in the area include Hansen Dam, Wildwood Canyon Park, and Topanga State Park. The regional Bob Hope airport is located just east of Panorama City as well. The comedian, who maintained residence in Toluca Lake, had a private airplane at the facility and it was named after him after his death in 2003.

Families will be comfortable moving to this community. It has several elementary schools, including one private one for those seeking a more specified education for their children. It also has recently gained its own middle school and high school, in addition to one private high school. Panorama City also has its own hospital and a variety of parks. The population is under 100,000. People who want to own property in the San Fernando Valley but don’t want to feel overwhelmed by crowds should consider that number! 100,000 people means that Panorama City has enough people to make it a city with the necessary amenities, but is small enough to make it feel more like home. That’s an important balance and is often overlooked when someone is looking to buy a home.

Panorama City, California, is not merely a bedroom community. It has been home to several large plants and a major brewery and is currently experiencing an influx of commercial development. That’s good news for both job seekers and those who want to make a change. And if you prefer spending money to making it, local malls are becoming key attractions for those who live in the area as well as those in surrounding communities. There are plenty of options for those who wish to find jobs and put down roots in this location in northern LA.

A few years ago this was dubbed “a starter community”—great for first time buyers and young families—and the potential has only grown since that time. Considering the value of real estate in the area one should be encouraged that it is still possible to find housing in Los Angeles for under $500,000. Panorama City is a great place to get in on the real estate market and take part in the fresh revitalization of a new community.
