North Hills CA is ironically one of the oldest AND newest towns in the San Fernando Valley. I’m sure I’ve confused you by saying that, so let me explain.
Many years ago, the Sepulveda family lived in the area and were influential in the founding of Los Angeles. The area developed into its own town and was named after the family: Sepulveda CA. Over the decades, Los Angeles grew up around Sepulveda and it became part of the greater Los Angeles area.
In 1992, however, Sepulveda – one of the oldest towns in the San Fernando Valley, changed its name to North Hills CA… thus making it both one of the oldest AND one of the newest towns in the area.
North Hills CA offers more great views of the San Fernando Valley and enviable proximity not only to Los Angeles, but also to the surrounding commuter cities that fill the area. To the north is Granada Hills; to the east is Panorama City; to the south is Van Nuys; to the west is Northridge. In all, these cities represent a crucial cultural and economic influence on Los Angeles and the surrounding area.
Many people who want to move out of downtown Los Angeles and find a place that allows them to commute will love North Hills CA. Not only is it conveniently close, Highway 405 runs through the city, allowing easy access to important centers as well as the coast.
But that’s not the only reason that people love North Hills. One of the complaints people have with many larger cities is the loss of a feeling of the “small town”. You know what I mean? There’s no longer a sense that people know your name; you’re just a number to the banker and the doctor and the grocer; people don’t sit on their front porches and wave at the neighbors. But in North Hills, there is a strong sense of community among the smaller communities in the city. Each community is fairly active in maintaining its distinction and identity. While not every community is necessarily “mom, baseball, and apple pie”, it does give a greater sense of home when you know that you are part of a greater group.
Remember that not all real estate purchases are for you to live in. North Hills offers some opportunities to flip homes by buying them at lower prices and fixing them up quickly to sell them at a profit.
